Moisture near windows: Observations to document before requesting help

Moisture near a window can be easy to notice and difficult to explain. A useful report describes where it appears and when, without jumping to a single cause. Condensation, leaks and other building conditions need appropriate assessment rather than an assumption from one photograph.
Record a repeatable observation
Note the window, room, date and visible location of moisture. Photograph the area from a consistent position. Record relevant conditions you know, such as recent cooking or a weather change, without pretending to measure what you did not measure.
Mention whether the issue is new, recurring or worsening. Include visible damage or an odour. Do not dismantle a window or open a wall to improve the report; that may require professional assessment and permission.
| Field | Useful detail | Avoid |
|---|---|---|
| Location | Window and exact visible area | Only writing “the house is damp” |
| Timing | When it appears and changes | An invented precise history |
| Context | Known household or weather changes | A confident cause without evidence |
| Effect | Damage, recurrence or access problem | Painting over the area before assessment |
Keep ventilation questions in the report
Health Canada lists winter window condensation among signs that ventilation may need review. That does not prove the ventilation equipment is broken or identify the only cause. Ask the housing provider or qualified professional to assess the whole situation.
Do not block vents or change equipment settings blindly. Follow the home’s operating instructions and report barriers to using the system as intended. An unexplained workaround can make the pattern harder to understand.
- Keep dated photos and a brief written note.
- Report active water, damage or recurring concerns promptly.
- Retain earlier maintenance responses.
- Ask what the next step and follow-up arrangement will be.
Track the response
Record whom you contacted, when and what was recommended. If a visit occurs, ask for plain-language instructions about any occupant tasks and the work still required. Avoid assuming that a cosmetic repair has resolved the source.
If symptoms or other health concerns arise, seek appropriate healthcare advice separately. A housing record supports building assessment but cannot diagnose an individual health effect.
Questions and answers
Does condensation prove the window must be replaced?
No. Several factors may contribute. A qualified assessment should guide any repair or replacement.
Should I paint over a damp mark?
Do not conceal an unresolved moisture issue. Record it and ask for the appropriate assessment and repair.
Can I identify the cause from a photo?
A photo helps communicate the observation, but it does not replace the wider history and professional investigation.
